Geneva sits on the Fox River in Kane County, and the Kane County Assessment Office is located here. For taxes, Geneva's most distinctive feature is a hotel and motel use tax that the City has levied since 1987 and that reaches short-term rentals such as Airbnb and Vrbo listings. If you host guests in your home or own a small lodging business, that tax matters as much as your federal return. This page covers it, along with Kane County property tax basics and the kind of residents and employers Geneva has.

The hotel and motel use tax

According to the City, the Hotel/Motel Use Tax is charged at 5 percent of 94 percent of the gross rental receipts on people and entities that rent or lease rooms, including short-term rentals in a home or other property. It is a local tax in addition to any tax collected by the Illinois Department of Revenue. The City says short-term rental websites and apps do not collect the tax at the time of booking, so the host files and pays it. The tax is due monthly, though an operator whose monthly liability does not exceed $100 can file quarterly. Operators with no rentals for the period still submit a zero return, and people who stay 30 consecutive days or more as permanent residents are not subject to it.

On the federal side, rental of a home or room is reported on Schedule E or, for a business that provides substantial services, possibly Schedule C. A short rental period can change how income is treated; see rental property taxes and our guide for real estate investors.

Economic incentives

Geneva has also used sales tax rebate agreements on a case-by-case basis to recruit and retain businesses. Under these agreements, the City has historically shared a percentage of its allocated portion of the state retailers' occupation tax from a property's sales, with a cap and a time limit. A business that benefits from such an agreement should keep its sales tax reporting clean. See our sales and use tax service.

Kane County property tax in Geneva

Kane County bills and collects, and the Assessment Office, working with township assessors, publishes each township's assessment changes and the deadline for complaints. The Board of Review hears complaints and exemption requests, and the Illinois Property Tax Appeal Board is a further option. An appeal challenges the assessed value, not the rate. See our Kane County page for the offices.

A high-income, high-ownership community

The Census Bureau's American Community Survey (2020-2024 five-year estimates) counts about 21,300 residents with a median age of about 43. Median household income is about $144,000, about 85 percent of occupied homes are owner-occupied and about 64 percent of adults hold a bachelor's degree or higher. About 5 percent of residents were born outside the United States. Education and health care, professional and technical services, manufacturing, and finance and real estate are the largest employment groups. About 26 percent work from home and about 12 percent are self-employed, one of the higher shares among the places we cover.

With that mix, estimated taxes and retirement plans for business owners are common topics.
