Montgomery is a Fox River village between Aurora and Oswego, and its Village offers residents a property tax rebate program. That program, plus the fact that the village sits in two counties and many overlapping taxing districts, makes Montgomery's tax picture more local than most. This page explains those pieces and how a Naperville CPA firm can help.
The village property tax rebate
According to the Village, Montgomery lets residents apply each year for a property tax rebate. The Village Board authorized the program for the 2025 tax year, and the application period runs from November 2 through December 31, 2026. Applications are online only and are subject to approval. Applicants should have a copy of their county tax bill on hand, from Kane or Kendall County depending on where the property sits. The Village's terms say the program excludes commercial properties and Village utility-only customers, such as residents of Boulder Hill, who do not pay taxes to the Village. Rental owners qualify only if they are the owners of record. Rules, amounts and dates can change from year to year, so read the Village's current page before applying. A rebate is a payment from the Village, so ask your tax preparer how it should be treated on your federal return.
Many taxing districts, many bills
The Village's Taxing Districts page makes a point that matters for any homeowner: the Village of Montgomery comprises four townships, two counties, five school districts, five fire protection districts, two park districts and two library districts. These bodies all have different rates, so property taxes vary from one address to another inside the village. The Village publishes its own property tax rate for every year since 2004, and the figure for 2023 (0.3873) is well below the 2014 figure (0.5937). The Village's share is only a small part of the bill, though; the rest goes to schools, the county and other districts.
In Kane County, assessments run through the Kane County Assessment Office and township assessors, and complaints follow each township's published deadline. In Kendall County, one bill covers the year's taxes in two equal installments, late installments accrue interest at 1.5 percent per month, and the County does not mail an original bill to a mortgage company, so check with your lender. Property tax is part of the state and local tax deduction on a federal return. See our Kane County and Kendall County pages for offices.
Residents and employers
The Census Bureau's American Community Survey (2020-2024 five-year estimates) counts about 21,500 residents, with a median age of about 35. Median household income is about $104,000, and about 79 percent of occupied homes are owner-occupied. About 12 percent of residents were born outside the United States, and about 29 percent of adults have a bachelor's degree or higher. Employed residents work mostly in education and health care, retail, manufacturing, and professional and administrative services; about 12 percent work from home, a lower share than in many nearby suburbs. About 8 percent are self-employed.
